Background
The Bondi Junction Vision and Master Plan project is a landmark project that will shape the future of one of Sydney’s most significant town centres, setting a clear long-term direction for land use, transport, public space, and community outcomes.
The project aims to shape the future development and growth through a strategic and comprehensive planning approach.
The project focuses on the whole of Bondi Junction, from Centennial Park in the west to the eastern edge of Waverley Park (from Park to Park). In the north, it is bounded by Syd Einfeld Drive, while Birrell Street marks the southern edge. It also includes the old Chambers Building on Paul Street and Bondi Road.
Following extensive public consultation earlier this year, Waverley Council is excited to announce the public exhibition of the Vision for Bondi Junction, inviting community feedback before it is finalised. Once adopted, the Vision will guide the preparation of the Bondi Junction Master Plan, translating community aspirations into detailed planning recommendations, spatial frameworks, and implementation strategies. Further consultation will take place early next year as part of the Master Plan’s development.Bondi Junction is already a great place, but we know it can be even better. Community has told us through various conversations they would like to see improvements to public spaces, better connections between areas, more evening activities, and development outcomes that supports our community.
The Vision Statement and Place Strategy, along with the Master Plan is about making sure that as Bondi Junction grows and changes, it does so in a way that works for our community. This planning approach will:
· Set clear long-term direction for sustainable growth and development
· Better understand the current and future needs of residents, businesses and visitors
· Enhance public spaces to create safe, engaging and activated areas
· Provide guidance for ongoing development that benefits the entire community
· Support Bondi Junction's role as a significant town centre in Sydney's east
· Create a shared vision that reflects local aspirations and community values

Vision Statement and Place Strategy
A Vision Statement and Place Strategy will inform the guiding principles, commitments and key objectives of the Master Plan. The Vision Statement will capture the aspirations of the Bondi Junction of the future and how it can realise its potential as a vibrant hub in Sydney's East.
A Vision Statement articulates what the community values about the area and describes the desired future character, function, and experiences of the precinct. It serves as the foundation document that informs all subsequent planning decisions.
Master Plan
The Master Plan will provide in-depth analysis about the precinct's current and future buildings, environment, land-use, transport, economics, demographics and cultural components. It will set out clear actions for the short, medium and long-term, and provide guidance for future development to be delivered.
A Master Plan is a comprehensive planning document that translates the vision into specific, actionable recommendations. It provides detailed analysis of current conditions and future opportunities across areas such as land use, transport, built form, public spaces, and infrastructure. It serves as the primary reference document for Council, developers, and the community in making decisions about the precinct's evolution.
